Unit entitlements (UE) are important for strata owners because they directly impact levies, voting rights and interests in common property.
All strata schemes registered from 30 November 2016 require their unit entitlements to be apportioned based on the market value of individual lots. The valuation must be undertaken by a certified property valuer.
A precise UE allocation will ensure property owners have equitable contributions to levies and sinking funds over time, avoiding costly litigation in the future.
Additionally, The Strata Schemes Management Act 2015 provides for interested parties, including the owner’s corporation and individual lot owners, to apply to the NSW Civil and Administrative Tribunal for a reallocation of unit entitlements if they are believed to be unfair.
