Accurate UE allocations
Cityside Valuers provide accurate and reliable Unit Entitlement (UE) valuations for new development projects throughout Greater Sydney and in some regional areas too.
Whether a small two-lot subdivision or a large mixed-use Strata complex, our highly experienced valuers can assist with providing a Unit Entitlement assessment swiftly, at a reasonable price.
We also provide UE assessments for existing strata schemes where there may be disagreement over the existing Unit Entitlement allocations. These reports help inform Strata Owners as to whether their existing Unit Entitlement may be unfairly allocated.
Obtaining a strata Unit Entitlement assessment from Cityside Valuers guarantees fair and equitable unit allocations for your project.
Unit entitlements (UE) are important for strata owners because they directly impact levies, voting rights and interests in common property.
All strata schemes registered from 30 November 2016 require their unit entitlements to be apportioned based on the market value of individual lots. The valuation must be undertaken by a certified property valuer.
A precise UE allocation will ensure property owners have equitable contributions to levies and sinking funds over time, avoiding costly litigation in the future.
Additionally, The Strata Schemes Management Act 2015 provides for interested parties, including the owner’s corporation and individual lot owners, to apply to the NSW Civil and Administrative Tribunal for a reallocation of unit entitlements if they are believed to be unfair.
Whether you are registering a new project or contesting an existing allocation, Cityside Valuers have the experience and knowledge to diligently undertake your projects Unit Entitlement allocation.
